What a Scottish let needs.

Four things, all electrical, all on us. We can cover every one in a single visit.

EICR at least every five years

And before a new tenancy starts. The tenant gets a copy. You keep each report for six years.

PAT on landlord appliances

Anything you supply, from the washing machine to the kettle, tested alongside the EICR. The retest date is often sooner than five years.

Interlinked smoke and heat alarms

Smoke alarms in the main living room and every hall and landing, a heat alarm in the kitchen, all linked. Law in every Scottish home since 1 February 2022.

CO alarm by any boiler, fire or flue

Wherever there's a fuel-burning appliance or a flue, a carbon monoxide alarm goes in too.

From the Scottish Government’s Repairing Standard guidance and the 2022 fire alarm standard.

When’s your next EICR due?

Enter the date on the last report.

No report to hand, or never had one? That’s the first thing to sort, and we can book it in.

Private lets in Scotland need an EICR at intervals of no more than five years. The report can set a shorter one.

From enquiry to certificate.

The same five steps for one flat or three hundred. You see each one happen.

  1. You send the details

One address or the whole list. The form asks who you are, what's needed and where, and takes photos of the board or the last report, so we can price it first time.

  3. The visit

EICR, PAT and the alarms in the one appointment. Anything unsafe is made safe on the day where it can be, and you hear about it the same day.

  4. The certificate lands

Digital, in the same format every time, straight into the compliance file. Remedials are priced from the report, so there's no second visit to quote.

  5. A note before it lapses

Every report goes on our calendar. You hear from us before the five years are up, not after the let has started.

“Jamie came to do electrical checks prior to the entry of a new tenant. He was thorough and picked up faults not noticed in the previous inspection. He's pleasant and a tidy workman having respect for your property.”

“I've used twice for landlord inspections and on both occasions received clear advice on issues requiring follow up to secure certification, along with very reasonable quotations to take forward the remedial work.”
